Clark County Approves Short-Term Rental Ordinance
Clark County approves short-term rental ordinance, here is a breakdown of the new ordinance.
Clark County has now approved short-term rentals (i.e. properties rented for 30 consecutive days or less).
Per the Clark County Board of Commissioners, the operation of a residential unit as a short-term rental is a commercial use. This means short-term rentals will be subject to a series of rules, fees, special licenses, and lodging taxes based on the rental value of the properties. We are here to assist you at this time.
Applications for short-term rentals are $45.00 and must be completed on Department forms that can be found here. The six-month application period begins September 1, 2022 allowing ample time to find and secure a property for you.
Below, are the most pertinent rulings from the Department:
- No more than one license per person
- Not within 1,000 feet of an existing short-term rental
- Not within 2,500 feet of a resort hotel (state-mandated)
- Not within a CIC (common-interest community or HOA), unless the governing documents express otherwise
- No more than 10% of units in a multifamily unit, excluding apartments
- Not more than 1% of housing in the county can operate as short-term rentals
- Maximum occupancy of two people per bedroom or 10 people per unit
- Minimum two-night stay for every reservation

Note: Clark County’s ruling does not affect City of Henderson, City of North Las Vegas, or City of Las Vegas’ short-term rental policies. Each property will be subject to the licensing jurisdiction and subject to approval.
