MacDonald Highlands covers roughly 1,320 acres on the hillside above downtown Henderson, and it has been building out since the early 2000s. It is one of the larger guard gated communities in Southern Nevada, and unlike some of its neighbors it offers genuine variety: production homes and custom estates, golf frontage and view lots, finished houses and empty pads.

That variety is the reason buyers get confused about it. Saying you are looking in MacDonald Highlands narrows the field far less than people expect.

The Layout: One Gate, Many Neighborhoods

The community sits behind two staffed entries and is organized into roughly sixteen distinct neighborhoods. Some are small enclaves of custom estates on large lots. Others are more conventional subdivisions of production homes on standard parcels. They share the gates, the roads and the setting, and very little else.

Price, lot size, architectural control and view quality all move sharply depending on which pocket you are in. A house on a golf frontage lot with an unobstructed valley view and a custom floor plan is a different asset from a production home on an interior street two ridges back, even though both carry a MacDonald Highlands address.

When you start touring, get specific about the neighborhood name rather than the community name. It is the difference between a useful search and a scattered one.

DragonRidge Country Club

The golf course runs through the middle of the community. DragonRidge is a par 72 course designed by Jay Morrish and David Druzisky, routed across the hillside so that a good portion of the holes play with the valley below them.

The club is separate from the homeowners association. Living in MacDonald Highlands does not automatically make you a member, and membership carries its own initiation and dues structure. If golf is part of why the community appeals to you, treat the club as a second decision with its own costs, and ask about current membership categories and any wait before you assume access.

Golf frontage also comes with practical trade offs that buyers underestimate. Course maintenance starts early. Play carries noise. Errant shots are a real thing on certain holes, and the houses most exposed to them are usually known to the neighbors. Ask.

Custom Estates Versus Production Homes

MacDonald Highlands supports both, and the buying process is not the same.

Buying A Custom Estate

Resale custom homes here range widely in size and vintage. A house built in 2005 and a house built in 2022 sit in the same community and reflect completely different design eras. Older custom estates often carry excellent bones and dated finishes, which can be an opportunity or a renovation budget depending on how you look at it.

Inspect carefully on hillside properties. Retaining walls, drainage, pool structures on graded pads and the condition of exterior stucco in constant sun are the items worth spending money on during due diligence.

Buying A Production Home

The builder neighborhoods inside the gates give you a lower entry point into a guard gated address, with the trade off of a smaller lot and a floor plan you share with neighbors. For plenty of buyers that is the right call, particularly if the gate, the location and the schools are what you actually wanted.

Buying A Lot

Custom pads still trade in MacDonald Highlands. Same warning as anywhere on this hillside: acreage is not buildable area. Get the pad dimensions, the setbacks and the grading plan before you price a house.

Location And Access

The community sits close to the 215 beltway and downtown Henderson, which puts it nearer to everyday services than communities further up the mountain. Henderson’s hospital corridor, the Galleria area retail and the Water Street district are all short drives. Harry Reid International Airport is typically fifteen to twenty minutes.

How It Compares Inside Henderson

  • Against Ascaya, MacDonald Highlands is older, larger, has far more finished inventory, and is built around golf. Ascaya is newer, higher, smaller and almost entirely custom.
  • Against Anthem Country Club, the two are the closest comparison. Both are guard gated golf communities on elevated ground. Anthem sits higher and further south, MacDonald Highlands sits closer to central Henderson.

What To Verify Before You Write An Offer

A few items come up repeatedly on this hillside and are worth confirming in writing:

  • The association dues schedule, what it covers, and whether your specific neighborhood carries a sub association on top of the master.
  • Whether the property carries a club membership, and if so whether it transfers or has to be repurchased.
  • Any special improvement district or local improvement district assessment attached to the parcel.
  • The age and condition of retaining structures and drainage on graded lots.

What The Hillside Adds To A Purchase

MacDonald Highlands sits on graded terrain, and that shapes the inspection more than the architecture does. Buyers moving from flat markets often run a standard inspection and miss the items that actually matter on a slope.

Retaining walls are the first one. They are structural, they are expensive to remediate, and their condition is not always visible from the yard. Ask when they were built, whether there is engineering documentation, and whether the association or the homeowner is responsible for each specific wall on the property.

Drainage is the second. Water moves fast on a hillside during a monsoon event, and the properties that handle it well were designed to. Look at where water goes when it leaves your lot, and where it arrives from the lot above you.

Third, on older custom homes, look hard at pool structures and decking on graded pads. Settlement shows up here before it shows up anywhere else.

None of this is unusual for the terrain. It is simply a different due diligence list from the one that serves you in a flat subdivision, and it is worth hiring an inspector who works this hillside regularly.

The Resale Picture

Because the community spans production homes through multi million dollar custom estates, MacDonald Highlands does not behave as a single market. The lower and middle price bands generally move on the same rhythm as the rest of upper end Henderson. The top of the market, large custom estates on premium view lots, has a much smaller buyer pool and correspondingly less predictable timing.

Two things tend to drive outcomes at the top. First, how specific the house is. A highly personal custom home appeals to fewer buyers than a well executed but flexible one. Second, whether the finishes read as current. A 2006 custom estate with original finishes competes against newer inventory in a way it did not ten years ago.

If you are buying with an eye on eventual resale, the boring advice applies: view, lot and location inside the community hold value better than finish choices do, because the next buyer can change the finishes and cannot change the view.

Daily Life In The Community

Practically speaking, this is a quiet community with private streets, staffed gates and very little through traffic. Residents walk and cycle the internal roads. There is no retail inside the gates, so anything you need is a short drive down the hill toward the 215 or the Galleria area.

The proximity to central Henderson is the underrated advantage here. Compared with the communities further south, you are meaningfully closer to hospitals, groceries, restaurants and the freeway, while still living behind a gate on a hillside. For buyers who want the setting without the isolation, that combination is the reason MacDonald Highlands stays on shortlists.

Getting The Search Right

MacDonald Highlands rewards buyers who narrow early. The community is big enough that a general search returns properties with almost nothing in common, and small enough that the good lots in the good pockets are known quantities.
