
Anthem Country Club sits in the foothills of the Black Mountains in south Henderson, at roughly 2,600 feet of elevation. It opened its golf course in April 1999 as part of Del Webb’s much larger Anthem development, and it has spent the twenty five years since becoming one of the more established guard gated addresses in the valley.
It is also a community where the marketing and the day to day reality diverge more than most. Golf course living is genuinely good if it fits how you live. It is expensive and occasionally irritating if it does not. Here is the honest version.
The Community Inside The Larger Anthem
Del Webb began developing Anthem in 1998 across more than 5,000 acres of south Henderson. What most people call Anthem is really three distinct pieces: Anthem Country Club, Sun City Anthem, and the non gated neighborhoods including Coventry Homes.
These are not the same product and they do not trade at the same prices. Anthem Country Club is the guard gated golf portion. Sun City Anthem is the age restricted community next door, which we cover separately in our guide to 55 plus communities in Henderson. Buyers regularly tour one thinking they are seeing the other.
The Golf Course
The course plays to 7,373 yards at par 72 and was designed by Hale Irwin with Keith Foster. It routes through rolling desert terrain with water features, and the elevation gives most of the property long views toward the Strip and the surrounding ranges.
Membership is a separate matter from home ownership. Buying a house inside the gates does not include a club membership, and the club maintains its own dues and initiation structure. Confirm the current categories, the cost, and whether there is any wait, before you build the club into your monthly budget.
What Nobody Tells You About Golf Frontage
Homes backing the fairway carry a premium, and they earn it on views and on the sense of open space behind the property. They also come with a set of realities:
- Maintenance crews start early. Mowers and blowers run before most people are awake, and the schedule is not negotiable.
- Certain lots take golf balls. Which lots, and how often, is common knowledge among the neighbors and the club. Ask directly, and ask more than one person.
- Fairway irrigation runs on its own schedule and can affect drainage on adjacent lots.
- Play traffic means people walking past your yard for most daylight hours in season. Privacy landscaping matters more than it would on an interior lot.
None of this makes golf frontage a bad buy. It makes it a specific buy. The people who love it knew what they were signing up for.

Elevation And Climate
At around 2,600 feet, Anthem runs cooler than the valley floor. In practice that shows up most in the evening, and it shows up in wind. Elevated south Henderson gets more of it than the basin does, which is worth knowing if you plan to spend money on outdoor living space, shade structures or a pool.

The Housing Stock
Anthem Country Club holds a mix of custom estates and semi custom homes, most built between roughly 1999 and the late 2000s. That vintage matters. Houses from this period were well built but reflect the design language of their decade: formal dining rooms, heavier finishes, smaller windows than a 2024 build would use.
Many have been renovated. Many have not. When you tour, separate the bones from the finishes, because in this community the bones are usually the stronger half.
The community has a mature look that newer developments cannot buy. Landscaping has had two decades to fill in, and the streetscape reflects that.
Costs To Budget For
Three separate line items catch buyers out here:
- Master association dues for the broader Anthem development.
- Country club sub association dues covering the staffed gates, private streets and common areas inside the gates.
- Club membership, if you want access to the course and facilities.

Who It Works For
Anthem Country Club suits buyers who want an established community rather than a new one, who value staffed security and quiet streets, and who either play golf or genuinely enjoy looking at a course. The resident base skews older than Henderson’s newer master plans, and the community is quiet in a way that some buyers love and others find flat.
If you want walkable retail and restaurants at the end of the street, this is not that. South Henderson is a drive to most things, and the drive to the Strip is longer than it is from central Henderson.
Anthem Against The Alternatives
Against MacDonald Highlands, Anthem is further south and higher, with a more uniform architectural feel and a more settled resident base. MacDonald Highlands is closer to central Henderson and has more variety in its housing stock.
Against the newer master plans like Inspirada and Cadence, Anthem trades new construction and family density for maturity, gates and golf.
Against Seven Hills, Anthem sits higher and carries a stronger country club identity.
The Neighborhoods Inside The Gates
Anthem Country Club is not uniform. Inside the guard gate there are distinct pockets, ranging from semi custom homes on standard lots to large custom estates on elevated view parcels along the course.
Price, lot size and view quality track those distinctions closely. So does the character of the street. Some sections feel like a conventional upper end subdivision. Others feel like a custom enclave. When you tell an agent you are looking in Anthem Country Club, the useful next question is which part, and the honest answer early on is usually that you do not know yet.
Walk several sections before narrowing. The community is compact enough to do that in an afternoon, and the differences are obvious once you are standing in them.
The Resale Market Here
Anthem Country Club has a settled, largely built out housing stock, which makes it a resale market rather than a new construction market. That has consequences worth understanding.
Inventory is finite. In any given month the number of homes available in a specific size and configuration may be very small, which means buyers with narrow requirements sometimes wait. On the other side, a well presented home in a desirable section does not usually languish.
Condition drives price more than it does in newer communities, because the age range is narrow enough that buyers compare directly. A house with a replaced roof, newer HVAC and updated finishes stands out plainly against one that still has original equipment, and the spread between those two is wider than people expect.
If you are selling here eventually, that cuts both ways. Deferred maintenance on a twenty five year old home is visible and it gets priced.
What Day To Day Actually Looks Like
South Henderson is quiet. That is the honest summary. Streets are wide, traffic inside the gates is minimal, and evenings are still. Residents who love Anthem describe exactly that. Residents who leave usually cite the same thing from the other direction.
Everyday services sit down the hill along St. Rose Parkway and the Anthem Village area, which covers groceries, pharmacies, casual dining and medical. For anything beyond that, including the Strip, the airport or the larger retail centers, you are driving further than you would from central Henderson.
The community’s social life runs substantially through the club for members. For non members, it runs through the neighborhood itself, which is friendly but quieter than the programmed social calendar of an active adult community next door.
Questions Worth Asking Before You Offer
- Does this property carry a club membership, and does it transfer with the sale or require a new initiation?
- What are the current master association and sub association dues, and what does each cover?
- Is there a special improvement district balance attached to the parcel, and what is the remaining term?
- When were the roof underlayment, HVAC and water heater last replaced?
- For golf frontage, how often does this specific lot take balls, and has the current owner had glass or stucco repaired?

The single most useful thing you can do before seeing Anthem Country Club is decide whether you want the club. It changes which lots make sense, what you should pay for frontage, and what your real monthly number looks like.
